Owner/Seller Financing Addendum

This seller finance addendum template serves as an attachment to the wholesale real estate contract, covering the seller financing agreement terms in a traditional seller financing arrangement. Its purpose is to detail the seller-financing purchase and sale specifics and outline key seller-financing terms, among other critical elements of an owner carry property sale and purchase. Please note that this addendum is designed for traditional seller financing arrangements, where the seller owns the property outright or any underlying seller mortgages will be paid off in full by closing. Note that it is not intended for purchases where the current owner's existing mortgage loan will remain in place after the acquisition (commonly referred to as a 'Subject To' or 'SubTo' property purchase). It is important to review all sections, customize them to your specific financing arrangement, and seek validation from legal and financial professionals before formalizing the seller financing agreement.

Other Wholesale Documents You May Need

While we have provided the main two documents essential for a seller financed wholesale real estate transaction, additional property sale and purchase documents and clauses may be necessary. These could be specifically required by the county, city, and state to process your transaction, such as a Seller Property Condition & Disclosure Statement, Lead-Based Paint Disclosure, and other potential off-market documents. It’s important to note that the wholesale real estate agreement template is different from an Assignment Agreement, which serves the purpose of assigning the wholesale purchase and sale agreement to another buyer after placing a property under contract.
